Any move where the load is smaller than the home it comes from and the destination has rules of its own: independent living, assisted living, personal care homes, continuing care retirement communities, 55+ and active adult neighborhoods, a single-level ranch or patio home, or a bedroom and sitting area at an adult child's house.

It also covers the parts of a downsize other movers skip — splitting one household between an apartment and two family homes in a single trip, measuring furniture against a floor plan before anything is loaded, and setting up the new place so the bed is made accessible and walkways are clear before we leave.

It starts with a conversation, not a form. We walk the home in person or on a video call, note what is going where, and ask for the new floor plan so we can flag anything that will not fit. You get an honest hour range and a written estimate before you commit.

Then we handle the receiving end. Communities almost always want a Certificate of Insurance naming them, a reserved elevator or entrance, and a move-in window — we issue the COI within 24 hours of booking and confirm the window with the move-in coordinator directly.

On move day two movers arrive with a padded truck, pads, shrink wrap, straps, four-wheel dollies, floor runners, and door protection. We work at the pace the day needs, label by destination room, and reassemble beds and furniture on the other end.

Senior moves bill at the same transparent hourly rate as every other job — the rate shown in our instant price estimate — with a true 2-hour minimum. There is no senior surcharge, no downsizing fee, no trip charge, no fuel surcharge, no per-stair or elevator fee, and no equipment rental line.

Most senior moves are small loads: two movers for three to five hours is common, and a full downsize out of a two-story house typically runs four to six hours. Extra stops for family drop-offs and long drives between the old and new address are the two things that add time, and we tell you that up front rather than on the invoice.

Most of these moves are arranged by an adult child, often from another state. We keep it simple: one point of contact, estimates and insurance certificates by email, photo confirmation of the inventory, and a call when the truck is loaded and again when it is unloaded.
