An apartment is one floor plan and one door. A house is a floor plan plus everything attached to it — an attached or detached garage, a floored attic, a basement or crawlspace, a shed, a patio, and a yard full of equipment. That's where house moves go long when the crew was sized off the bedroom count alone.

We quote a house by walking all of it: bedrooms and living space first, then the garage shelving, the tool bench, the deep freezer, the lawn equipment, the holiday storage, and the patio set. The number we give you is built on what's actually in the house, not on an average.

A two-bedroom house typically runs 3–6 hours with a 2- or 3-mover crew. A three-bedroom runs 4–8 hours with a 3-mover crew. Four bedrooms and up run 8–10+ hours with a 3- or 4-mover crew.

A full garage or a finished basement routinely pushes a house up one tier, so we size the truck to the whole property rather than the bedrooms. One correctly sized truck beats two trips with a small one every time — for the schedule and for the bill.

Where the truck sits sets the pace of the day. Long driveways, gravel approaches, tight cul-de-sacs, HOA gates, shared drives, and low tree limbs all get checked before move day so nobody is negotiating with a loaded 26-footer in the street.

Inside, split-level landings, basement stair turns, and the staircase to a bonus room are the real obstacles in most houses. Floor runners, corner guards, and door-jamb pads go down first, and there is never a per-stair, per-flight, or long-carry charge.

Washers, dryers, refrigerators, standalone freezers, grills, push and riding mowers, generators, tool chests, workbenches, garage shelving, and patio furniture all move as part of a house move. Fuel comes out of anything with an engine before it loads, and propane tanks don't ride in the truck.

Appliances with simple shutoff connections are disconnected by the crew. Gas lines and hardwired connections need a licensed technician, and we tell you that when you book so it isn't discovered on move morning.

What if the truck can't reach my driveway?

We shuttle with four-wheel dollies and, where needed, stage from the closest legal spot. There is no long-carry fee — the hourly rate covers the work regardless of where the truck has to park.

Do you provide packing for a house move?

No — we don't offer packing services or storage. Homeowners pack and label their own boxes, and we handle the furniture: wrapping, padding, disassembly, loading, and setup.
