Moving to Decatur, GA: A Newcomer's Guide to Atlanta's Top-Rated School City
Decatur is a 4-square-mile city directly east of Atlanta, anchored by an active downtown square, one of Georgia's top-rated school districts, and a housing stock dominated by 1920s craftsman bungalows. It's metro Atlanta's premium intown-suburb option.
The City of Decatur covers just 4.2 square miles in DeKalb County, population near 25,000. It's bordered by Atlanta to the west and unincorporated DeKalb on every other side. MARTA's Decatur and East Lake stations sit on the city's edges — 15 minutes by train to Five Points. Off-peak driving to Midtown is 15–20 minutes.
City Schools of Decatur is a separate district from DeKalb County Schools and is the single biggest driver of Decatur home prices. CSD is consistently ranked among the top public districts in Georgia. The premium for being inside city limits — and therefore zoned to CSD — is real and visible block-by-block on the school district border.
