A Certificate of Insurance (COI) is a document issued by an insurance company that confirms a moving company's active coverage.
When a managed building in Atlanta — a high-rise condo, a luxury apartment community, or a professionally managed mid-rise — requires a COI before allowing a moving company access, they're protecting themselves from a specific scenario: a mover's employee gets injured in the building, and the mover has no workers' compensation. Without that coverage, the building's insurance is on the hook.

The moving company's full legal name and address · General liability coverage (usually minimum $1,000,000 per occurrence) · Workers' compensation coverage (required in Georgia for companies with 3+ employees) · The building's management company or HOA listed as an additional insured · A certificate holder address matching the building's management company · Policy effective and expiration dates showing coverage on move day

For landlords: when to require a COI If you manage a property in a building with common areas — hallways, lobbies, elevators, parking garages — requiring a COI from your tenant's mover is a reasonable and defensible lease condition. Here's suggested lease language:
'Tenant shall ensure that any moving company used for move-in or move-out provides a Certificate of
Insurance showing minimum general liability coverage of $500,000 and workers' compensation coverage, prior to entering the building. The building management company shall be named as an additional insured.'
This language protects you, the building, and frankly, your tenant from uninsured liability exposure.
For tenants: how to get a COI from your mover
If your building requires a COI, the process is straightforward with a legitimate moving company:
1. Ask your mover if they carry the required coverage (if the answer is uncertain, that's your first red flag). 2. Provide your mover with the building management company's name and address. 3. Request the COI at least 5 business days before your move — not the day before. 4. Forward the COI to your building management company as soon as you receive it.
