35. How Moving Out of a Gated Community or HOA Affects Your Move

Metro Atlanta is full of gated communities and HOA-governed neighborhoods — from Alpharetta subdivisions to Peachtree City enclaves to in-town townhome associations. If you live in one, you already know there are rules for just about everything. Moving day is no different. What you may not know is that failing to follow those rules can delay your move, result in fines, or prevent the moving truck from getting in at all.

The most immediate challenge is physical access. Gated communities typically control entry via keypads, key cards, call boxes, or security guard staffing. A moving truck needs to be authorized to enter, and many communities have weight or height restrictions on vehicles. A 26-foot box truck may exceed weight limits on residential streets inside the community, or a low-clearance gate arm may block taller trucks entirely.

Contact your HOA or community management company at least two weeks before your move. Ask how to register the moving truck for entry, whether there are vehicle size restrictions, what the permitted moving hours are, and whether you need to provide notice of your move-out date. Some communities have designated moving days or require moves to be completed before a specific hour to avoid disrupting residents.
